Our Story

William Schroeder founded 804Mortgage in 2019 after 20 years as a mortgage underwriter — the person on the lender's side who actually approves or denies a loan. That vantage point taught him where deals really fall apart, and he built 804Mortgage to fix it: put the lender and the agent on the same team so nobody's guessing what the other side needs.

Will is a Marine veteran and a Nebraska native who chose Richmond as home. Alex Innes joined as a partner in 2025 after years in corporate operations in Washington, D.C., bringing the process discipline that keeps things on track from application to closing. Together they lead a small team of licensed loan officers and REALTORS® who all work under one roof, one standard, and one set of clients.

We're a full mortgage and real estate team, not a mortgage company that happens to know some agents. That distinction is the whole point.

They're affiliated companies under common ownership, working as one team. 804Mortgage, LLC (NMLS #1904162) handles lending. Real estate services operate as the 804Mortgage Home Sales Team under Swell Real Estate Co., the licensed brokerage of record.

Do I have to finance with 804Mortgage to use the real estate team, or vice versa?

No. You can work with our REALTORS® and finance elsewhere, or finance with us and use another agent. The Bundle & Save credit is never conditioned on using our financing — it applies whenever you buy through our in-house agents.

Where is 804Mortgage located?
