Who is Triple Play for? +
Triple Play is for homeowners in Richmond, VA who are selling their current home and buying a new one — and want to finance the purchase through 804Mortgage. It's the most complete way to maximize your savings across an entire move.
Does the sale and purchase have to happen at the same time? +
Not necessarily. We can sequence them based on your situation — listing first, buying first, or running both simultaneously. We'll map out your timeline in the initial consultation.
How does the photography/video/drone bonus work? +
For every Triple Play listing, we pay for a professional media package: photography, video walkthrough, drone footage, and a floor plan. This is included at no charge as part of the Triple Play program — not an upcharge, not a reimbursement. It's scheduled after we sign the listing agreement.
Can I get the buyer commission credit as cash? +
No — the credit cannot be taken as cash. It is applied as an Interested Party Credit on your Closing Disclosure and reduces your out-of-pocket closing costs or is used to buy down your interest rate. Subject to lender approval and applicable limits.
What if the seller of my new home doesn't offer a buyer-agent commission? +
In that case, there may be no buyer-agent commission to return. We'll discuss buyer representation agreements and compensation structures upfront so there are no surprises. The listing fee savings and photography bonus still apply on your sell side regardless.
Is Triple Play available outside Richmond? +
Our REALTOR® team is licensed in Virginia. We primarily serve the Richmond metro — including Short Pump, Midlothian, Chesterfield, and surrounding areas. Contact us to discuss your specific situation.
