1. Affiliated Business Arrangement Disclosure

804Mortgage may share ownership or have business affiliations with certain real estate professionals or service providers. While these affiliations may provide convenience or savings, you are not required to use any affiliated company as a condition of receiving services. All affiliated relationships will be fully disclosed as required under RESPA.

2. 1% Listing Fee Disclosure

Our 1% listing fee applies to the seller’s side commission only. This offer does not include the buyer’s agent commission, which may still be requested by the buyer’s agent or negotiated separately. Total commission costs may vary based on individual agreements and local market conditions.

3. Purchase Rebate Disclosure

A rebate of up to 2% of the purchase price may be available to buyers who use our in-house buyer’s agent when purchasing a property. The actual rebate amount may vary depending on:

  • The terms of your buyer representation agreement
  • Final purchase price
  • Applicable lender restrictions, legal limitations, or third-party approvals

    This rebate:
  • Is subject to lender approval and must comply with all applicable federal, state, and
  • local laws
  • May be limited to application toward closing costs depending on your lender
  • May not be available in all transactions, particularly where prohibited by law
  • Cannot be conditioned on the use of any other settlement service provider

    Please consult your lender to understand how the rebate can be applied in your situation.

4. Sale Rebate Disclosure

804Mortgage and affiliated real estate professionals may offer services in connection with your home sale. You are not required to use any affiliated company as a condition for receiving services.

The 1% listing fee applies to the listing side of the transaction only and does not include any buyer agent commission, which may still be requested or required. All fees, services, and relationships will be fully disclosed as required under RESPA.

All testimonials reflect the individual experiences of our clients. Individual results may vary. Promotions and offers are subject to change without notice and may include specific eligibility requirements.
