Do I have to buy in the city where I work?
No. Buy anywhere in the Richmond metro — Midlothian, Short Pump, Glen Allen, Mechanicsville, Goochland, wherever makes sense. Where you are employed is what qualifies you.
Do I have to be a first-time buyer?
No. First home or fifth, the program works the same. Active public servants in the Richmond area are eligible.
What loan types work with this?
Conventional, FHA and VA are all available. We will find the right fit in the first conversation.
Do I have to use 804Mortgage for my mortgage?
No. The credit comes from buying through our in-house agents. You are free to bring your own lender.
Is the credit real?
Yes. It shows up on your closing disclosure as an interested party credit. It scales with the price of the home, and the cap moves with your loan type and down payment, which we confirm before the offer is written.
