Who qualifies

Eligibility follows service history, not income.

Veterans

Those who served and were discharged under conditions other than dishonourable, subject to the VA's service-length rules.

Active duty

Service members currently serving, once the minimum active-duty service requirement is met.

National Guard and Reserves

Members who have completed six years of service, or 90 days of active-duty service under Title 10 orders.

Surviving spouses

Spouses of service members who died in the line of duty or from a service-connected disability may be eligible.

Common questions

Do I have to be a first-time buyer?
No. The VA benefit can be used more than once. If you have entitlement available, you can use it again.
Is there a loan limit on a VA loan?
Not for a borrower with full entitlement. If part of your entitlement is tied up in another property, limits can apply. We check this before you make an offer.
What is the funding fee, and can I avoid it?
It is a one-time charge that keeps the program running without monthly mortgage insurance, and it can be rolled into the loan. Veterans receiving compensation for a service-connected disability are generally exempt. Rates change, so call and we will confirm yours.
Can I combine a VA loan with the closing credit?
Yes. The VA loan is your financing. The credit comes from buying through our in-house agents. They are separate things and they stack.
I already have a VA loan. Can I lower the rate?
Often, through the Interest Rate Reduction Refinance Loan. It needs minimal paperwork, simplified income verification, and no appraisal in most cases.
