Do I have to use 804Mortgage for my mortgage?

Can I combine this with a first-time buyer program?
Usually yes. The credit sits on top of the loan rather than replacing it, so it can be combined with FHA and other first-time buyer options. We will find the best combination for your situation.
Is the credit real?
Yes. It appears on your closing disclosure as an interested party credit, applied to your closing costs. The exact amount varies by transaction and the cap moves with your loan type and down payment, which we confirm before the offer is written.
