Richmond people, Richmond loans

We do not post rates. We work them out with you.

Rates move daily and depend on your credit, your down payment and the property. A rate on a billboard is a teaser; a rate from a broker who has looked at your actual numbers is one you can act on.

As a broker rather than a single lender, we take your application to several wholesale lenders and bring back the best of what comes in.

What clients say

Common questions

What does a mortgage broker actually do?
A broker is not a single lender. We take your application to a panel of wholesale lenders, compare what each will offer, and bring back the best terms. A bank can only offer you its own products.
Is pre-approval free, and does it commit me to anything?
It is free and it commits you to nothing. It tells you what you can offer, which is the point of doing it before you tour homes rather than after.
What rate will I get?
Rates change daily and depend on your credit, your down payment and the property. Call for today's rate and we will give you a real number rather than a teaser.
Can I use your agents without using you for the mortgage?
Yes. The buyer-agent credit comes from using our in-house agents. Bringing your own lender is fine, and the credit is unaffected.
How long does a purchase take to close?
Three to six weeks is typical once you are under contract, depending on the loan type and the appraisal. We tell you the realistic date rather than the optimistic one.

Not sure which loan fits?

Get pre-approved and we will point you to the one that costs you least.
