What makes 804Mortgage different from a normal lender?
804Mortgage is not just a lender. We run a mortgage brokerage and a real estate team out of the same office, on the same mission. The difference that matters is who the team works for. It works for you, the buyer, rather than for a bank.
What is wrong with the way home buying usually works?
The traditional model runs on established relationships between agents, brokerages and lenders. The lender you get referred to is the familiar one, which is not always the best one for you. It also leaves you bouncing between an agent, a loan officer, an inspector and a contractor, with nobody holding the whole thing together. There are now more real estate agents in Virginia than there are houses on the open market, and when everyone is competing for a smaller pool of transactions it gets harder to keep the buyer at the center of it.
How is the team set up?
Our teams work in pairs. A loan officer finds you the best rate available from our list of approved wholesale lenders. A real estate agent finds you the house. You get both, and they talk to each other.
Who pays for the credit?
The seller typically pays the buyer-agent commission. It is negotiated on a per-deal basis, and traditionally it has been 3% of the purchase price. Our REALTORS® hand half of theirs back to you at closing. The credit depends on using our agents, not on where you get your loan.
How much would the credit be?
Half the buyer-agent commission written into your contract. At a 3% commission that works out to 1.5% of the purchase price, so about $4,500 on a $300,000 home and $6,000 on a $400,000 home. We confirm the exact figure before you write an offer.
How does the credit reach me at closing?
It appears on your Closing Disclosure and is applied first to allowable closing costs. If your closing costs are already covered, the remainder can go toward buying down your rate. Interested Party Credit limits vary by loan type and down payment, and we confirm the applicable ceiling before your offer is written.
Can I take the credit as cash?
No. It has to be applied to closing costs or a rate buydown. That is a lending rule, not our preference.
What if the seller does not offer a buyer-agent commission?
Then there may be no commission to split, and we will tell you that before you write rather than after. We go through buyer representation agreements and how compensation is being handled on each property up front.
Which purchases qualify?
Most residential purchases in Virginia. Some property types and loan programs carry restrictions, so we confirm eligibility for your specific situation early rather than assuming.
So how does 804Mortgage get paid?
Straight answer: both team members get paid out of what we make on the loan and on the real estate transaction. They are taken care of, and you still get the savings. There is no catch and no gimmick, and our Google reviews are there if you want to check.
What if I am selling instead of buying?
We save you money on that side too. Our agents list a home for 1.5% of the list price, roughly half of what most agents list for. On a $400,000 home that is another $6,000. Same sale price, different system, better outcome.
Is this a discount brokerage?
No. We are full service, for less. We are also local, which is the part that keeps us honest. We live here, we might know your neighbor, and we are not going to spend a reputation in Richmond, Henrico or Chesterfield to make a buck on one deal. Your offer does not care what time a call center closes. When you need an answer at seven in the evening, you get one.
