What does the 1.5% listing fee include?
Full representation: MLS listing, syndication to Zillow, Realtor.com, and the major search portals, offer review and negotiation, contract management, and coordination through closing. Photography, staging, and pre-sale repair work are not part of the fee. We connect you with local vendors for those and manage the schedule.
Do I still pay the buyer's agent commission?
That is your decision and it is negotiable. Many Richmond sellers offer a buyer-agent commission to attract buyers whose agents require compensation. It is separate from our 1.5% listing fee, and we will tell you what is competitive in your price range right now.
How do you decide what my home is worth?
We pull recent comparable sales in your neighborhood, adjust for condition, updates, and lot, and give you a recommended range. We would rather give you a number you can actually sell at than win the listing with a high one and ask you to reduce it in three weeks.
Can I sell with you and buy with you at the same time?
Yes, and it is the situation we handle most often. We list your current home and get you pre-approved for the next one at the same time, so the two closing dates can be coordinated instead of raced.
