What does the 1.5% listing fee include? +
Full-service representation: MLS listing, syndication to Zillow, Realtor.com and major home search portals, offer review and negotiation, contract management, and coordination through closing. Photography, staging, and pre-sale prep work are not included in our fee, but we connect you with Richmond’s best vendors and manage the process on your behalf.
Do I still have to pay the buyer’s agent commission? +
You may choose to offer a buyer-agent commission to attract buyers whose agents require compensation. This is separate from our 1.5% listing fee and is negotiable. We’ll advise you on what’s competitive in the current Richmond market.
How do you determine my home’s value? +
We pull recent comparable sales (comps) in your neighborhood, adjust for condition, updates, and lot characteristics, and give you a recommended list price range. We don’t inflate numbers to win your listing — we price homes to sell.
Can I sell and buy at the same time through 804Mortgage? +
Yes, and it’s one of our strengths. We can list your current home and simultaneously help you get pre-approved for your next purchase. If you use our in-house agents to buy, you may also qualify for our Bundle & Save credit on the purchase side.
